Whether your project needs a permit depends on what is changing about the opening. Here is the practical version.
Like-for-like replacement, where a new window goes into an existing opening at the same size, is treated differently from work that changes the structure. Enlarging or reducing an opening, cutting a new opening, changing the header, or altering an egress window generally moves the project into permit territory. Landmark districts and some multi-unit buildings add their own requirements.
Requirements are set by the City of Chicago and can change. Confirm the current rules for your address and scope of work with the city’s Department of Buildings at chicago.gov before work starts.
It depends on the job. On some projects we handle the permitting; on others it stays with the homeowner or the building. We confirm which it is in writing, for your specific project and scope, before any work is scheduled, so nobody assumes the other side is handling it.
If you are in a condo or a landmark district, there may be association approval or design review on top of any city requirement. Start those conversations early, because they usually take longer than the installation does.
Describe the opening and what you want to change. We will tell you what is involved.
